FIRST LOOK: Major Development on Wildwood’s Pacific Ave

Exciting changes are coming to Wildwood’s Pacific Avenue! After our recent announcement about the demolition of Bonelli’s Market, we received a flood of inquiries about the new building set to replace it.

Today, we’re thrilled to share that the developers have provided us with mockups of the upcoming transformation, and it’s clear that this entire block is set for a significant upgrade.

The Transformation of Pacific and Spencer Ave

The development will encompass the block at the corner of Pacific and Spencer Avenue, specifically targeting 4000 Pacific Ave, the current site of Bonelli’s Market. However, this project extends beyond just the market’s corner.

The JCOW Building: A Piece of History

Adjacent to Bonelli’s Market is the old Joint Construction Office of the Wildwoods (JCOW) building. For those unfamiliar with JCOW, it was a governmental agency established to oversee and manage construction and development projects within the Wildwoods region of New Jersey.

JCOW’s responsibilities included ensuring compliance with local building codes, safety regulations, and zoning laws, as well as streamlining the permitting process and offering guidance to developers and builders.

Over time, the individual municipalities decided to manage these functions independently, leading to the closure and abandonment of the JCOW building.

It has since remained vacant, but this new development plans to bring new life to the space.

What’s Coming: Condos and Commercial Space

The new project will involve demolishing Bonelli’s Market, the JCOW building, and the adjacent lot to make way for a modern development.

The plans include the construction of 11 stylish condos and a small commercial space, promising to revitalize this prominent corner.

A Closer Look at the Development Plans

Examining the development plans reveals a striking difference between the corner lot and the adjacent condos.

The corner lot will feature a commercial space on the ground floor, which appears to be designated for a small café. Above this commercial space, the three upper stories will boast three bedrooms, three baths, and a spacious kitchen/family room.

The neighboring buildings will follow a similar design to the corner lot but will be one story shorter.

These buildings will include shared roof decks, offering residents additional outdoor space.

A particularly noteworthy feature of this project is the placement of the garages. The garages will be located at the back of the property, accessible via a private driveway.

This design choice enhances the property’s curb appeal by keeping the garages out of sight, unlike many condos where the garages are prominently located at the front.

This development has been approved and will be starting sometime this fall.

While I know many people are going to say, ‘Not more condos,’ we can all agree that having condos here is a lot better than 3 abandoned buildings and a parking lot.
