Major 100-Unit Housing Development Proposed for Somers Point
For a bit now, the Ocean Point Healthcare Center property along Bay Avenue in Somers Point has been sitting, leaving many wondering what could eventually happen to the large property. (I believe it’s been a parking lot since 2009)
Now, we may finally have an answer.
A major new residential development is being proposed for 555 Bay Avenue, calling for the complete redevelopment of the property into 100 new residential units.
Major 100-Unit Housing Development Proposed for Somers Point
According to a recently filed New Jersey Department of Environmental Protection land-use application, the project, listed as 555 Bay Avenue Townhomes, would consist of 80 market-rate townhouses and 20 affordable apartments.
The application was submitted to the NJDEP on June 1, 2026, under application number 0121-05-0003.3 / LUP-260001.
The project description states that the developer is seeking to completely redevelop the site, with additional site improvements also planned as part of the project.
This would be a major transformation for a property that has long been associated with healthcare in Somers Point.
Public healthcare records identify 555 Bay Avenue as the location of Ocean Point Health Care Center, operated under Shore Health Services Corporation. The property’s healthcare history stretches back decades, with NJDEP records showing that Shore Health Services received approval for a 53-bed expansion and seven additional parking spaces at the site back in 1999.
The property itself is sizable.
Public property information lists 555 Bay Avenue as approximately 3.2 acres, or just under 140,000 square feet with the property’s total assessed value at approximately $1.26 million.
Under the newly proposed plan, that land would transition from its longtime healthcare-related/parking lot use into a residential community.
Of the 100 proposed residences, 80% would be market-rate townhomes, while the remaining 20 units would be designated as affordable apartments.
The development is currently going through the state permitting process.
Because of the property’s location along Bay Avenue and within New Jersey’s coastal area, the redevelopment requires review by the NJDEP aka a CAFRA!
It is important to point out that the filing does not mean construction is about to begin.
The NJDEP application is part of the permitting and approval process, and additional local and state approvals may be required before the project can move forward.
There are also still several major unanswered questions surrounding the development.
At this point, detailed architectural renderings, townhouse designs, building heights, bedroom counts, parking totals and a potential construction timeline have not been included in the publicly available information we have reviewed.
It is also unclear exactly when construction on the proposed residential development could begin.
Still, the filing gives us our clearest indication yet of what could be coming to this large Bay Avenue property. Which is a prime location with the marina right across the street.
If ultimately approved and constructed as proposed, 555 Bay Avenue Townhomes would bring 100 new residential units to Somers Point and completely transform a property that has been associated with healthcare services for decades.
