Ocean City Council Takes First Step Toward Possible Wonderland Redevelopment
The future of the former Wonderland Pier property took another major step forward Thursday night after Ocean City Council voted to designate the boardwalk site as an area in need of rehabilitation.
This is something that Eustace Mita, the owner of ICONA, had asked of the city because the property’s current zoning does not allow the type of redevelopment he has proposed. The designation creates a redevelopment process that gives the city greater control over what can ultimately be built on the site.

The 5-2 vote does not approve the construction of a hotel or any other specific project. Instead, it begins a legal process that gives the city greater control over what could eventually be built on the property.
The designation means any future redevelopment would move forward under a city-created redevelopment plan rather than through the traditional planning or zoning board process.
The vote followed a lengthy public meeting that drew roughly 100 residents, many of whom voiced strong opinions about the future of the iconic boardwalk landmark.
Some residents argued that a large hotel would permanently change the character of Ocean City’s boardwalk, while others said new investment is needed to help revitalize businesses on the north end of the boardwalk following Wonderland’s closure.
The debate stems from plans first introduced after Wonderland Pier shut down in 2024. Property owner Mita has previously proposed replacing the former amusement park with a luxury hotel containing approximately 250 guest rooms.
While no redevelopment proposal has been approved, Thursday’s vote moves the process one step closer to allowing the city to negotiate what any future project on the site could look like.
The meeting also included criticism over the timing of the vote, as some residents questioned why the council acted just days before a newly elected council member is scheduled to take office. Others raised concerns about the city’s handling of the redevelopment process.
For now, Wonderland’s future remains undecided. Any redevelopment proposal would still require additional planning, negotiations and public review before construction could begin.
The former amusement park remains one of the most closely watched redevelopment projects on the Jersey Shore, with many residents continuing to push for a future that balances preserving Ocean City’s historic boardwalk while bringing new investment to the north end.
