Wildwood Crest Sees New Coastal Homes Built
The Southern end of Pacific Ave in the Wildwoods is seeing a wave of transformation. Over the past few years, many of the familiar buildings that once defined this stretch have been torn down or sold to make way for a series of new residential projects.
One of the most notable among them is 10000 Pacific Avenue, the site that once housed the Southern Station Market and, before that, a Wawa convenience store.

Last month, demolition crews cleared the property, and now vertical construction has officially begun on a brand new housing development that will bring modern design and coastal living together in one of the Wildwoods’ fastest changing areas.
The Wildwood Video Archive recently obtained the official renderings for the project, which will transform the area into a modern cluster of multi-story coastal residences.

The site, located just over the border from Wildwood Crest in Lower Township, will soon feature four striking three story structures, each designed with clean modern lines, deep balconies, and wood-accented façades.
The approved plans call for a mix of two duplexes and two single-family homes, creating a compact residential area that blends modern architecture with traditional shore aesthetics.
The project replaces a longtime mixed use parcel that had previously housed commercial businesses and surface parking.

Developers sought zoning board approval for variances related to height and setback allowances, which were granted earlier this year by the Lower Township Zoning Board of Adjustment.
The approvals also included a revised site plan to accommodate new driveways, landscaping, and stormwater management systems.

Renderings displayed at the site show a design that balances coastal minimalism with warm textures. Each building features vertical cedar style cladding paired with white horizontal siding, a look that contrasts sharply with the area’s older 1960s motels and cottages. (not to be confused with the Doo-Wop look we are known for down here)
Large terraces on the upper floors will provide panoramic views toward Sunset Lake and the back bays. Private garages, landscaped walkways, and flowering trees are part of the plan to give the complex a boutique resort feel while maintaining a low-density footprint.
From the aerial rendering, the layout forms a small courtyard between the structures, adding shared green space and pedestrian pathways that connect to Pacific Avenue.
What makes this project a bit different since that they are back from the street a bit, which keeps the area more open. (Granted this means owners have less of a backyard)

The project is being managed by LJKQ Real Estate, LLC, the applicant listed in Lower Township’s 2025 zoning notices. The property itself is owned by Grand Spirit, LLC, which has held the land since 2011. According to public filings, the development was conditionally approved in February 2025 under application ZBA 3656 / SP 25 01.
That approval allows each building to reach a slightly higher elevation than standard residential limits, a design choice made to both elevate the living spaces above flood levels and accommodate garage parking beneath the main floors.
LJKQ Real Estate, LLC has been working on a ton of projects down here, which turned out beautiful which is a plus for the island.

Foundation and utility work have already begun, with framing expected to start before winter.
Once completed, the homes will offer year-round living options just a few blocks from the beach and Sunset Lake.
No official completion date has been announced, but based on the project’s scale, construction is expected to continue through late 2026.
