The City of Wildwood Planning Board has scheduled a public hearing on Monday, March 10, 2025, at 6:00 PM to determine whether a large section of properties along the Boardwalk should be designated as an official redevelopment area.

This is what was just announced but what’s under review?

The proposed redevelopment area spans from Cresse Avenue to 26th Avenue and includes properties between Ocean Avenue and the Wildwood Boardwalk. This only deals with sections of the boardwalk located in Wildwood.

As a reminder, North Wildwood section of the boardwalk is from 16th street to 26th street.

Specifically, the following blocks will be evaluated: 9, 17, 26, 34, 43, 53, 64, 75, 267.01, 109, 120, 130, 139, 149, 158, 167, 175, 179.01, 179.02, 187, 188, 195.02, 203, 211, 220, 229, 238, 247, and 257.

The review stems from a preliminary investigation conducted by Clarke Caton Hintz, dated February 19, 2025, which assesses whether the properties meet the criteria for redevelopment as outlined in the New Jersey Local Redevelopment and Housing Law (N.J.S.A. 40A:12A-1, et seq.).

The New Jersey Local Redevelopment and Housing Law (LRHL), codified as N.J.S.A. 40A:12A-1 et seq., is a state law that provides municipalities with the authority to designate areas in need of redevelopment or rehabilitation.

The law is designed to promote economic development, eliminate blight, and encourage revitalization through public and private investment.

If the Planning Board determines that the area qualifies, they will recommend to the City Commission that it be officially designated as a redevelopment zone.

If approved, the designation will create a Non-Condemnation Redevelopment Area, meaning the City will not have the authority to acquire properties through eminent domain.

Instead, the designation could open the door for revitalization efforts, potential tax incentives, and streamlined development processes for property owners within the zone.

This move could signal significant changes for the Wildwood Boardwalk area, paving the way for new investment, business opportunities, and infrastructure improvements.

The public hearing is an opportunity for residents, business owners, and stakeholders to voice their opinions on the potential redevelopment.

The meeting will take place at Wildwood City Hall (Large Meeting Room), located at 4400 New Jersey Ave, Wildwood, NJ.

Anyone interested in the future of Wildwood’s Boardwalk is encouraged to attend the meeting on March 10. The Planning Board will hear from the Board’s Planner and members of the public before making its determination.
