The Rook Wildwood Listed for Sale for Nearly $4 Million
A relatively new addition to Wildwood’s Pacific Avenue restaurant scene has officially hit the market.
The Rook Wildwood, located at 2708 Pacific Avenue, is being offered for sale with an asking price of $3,999,900, according to a newly posted commercial real estate listing.
For those who have been following the property over the past few years, this building has gone through quite the transformation.
The Rook Wildwood opened during the summer of 2025, taking over the longtime home of Goodnight Irene’s, a popular Wildwood bar and restaurant that closed in November 2024 after roughly 17 years in business.

The Rook’s ownership group purchased the property at the end of 2024 and announced plans to bring its Philadelphia-based concept to the Jersey Shore.
The original Rook is located at 4001 Cresson Street in Manayunk, where the restaurant opened in 2020 after taking over the former East End Tavern.

That location became known for its burgers, cheesesteaks, chicken cutlet sandwiches, cocktails and neighborhood-bar atmosphere.

When plans for Wildwood were first announced, co-owner Rich Ennis said the group had been watching the changes taking place along Pacific Avenue and believed Wildwood was a natural place for the brand’s next major location.
The idea was to take some of what made the Manayunk restaurant successful and combine it with a more shore-inspired menu and atmosphere.
But getting the former Goodnight Irene’s ready required a significant amount of work.
The Wildwood Video Archive toured the property while construction was underway in May 2025, and at the time, crews had essentially gutted large portions of the building. You can watch a tour of the property back then, at the bottom of this article.
Doors and windows were relocated, new siding and roofing were installed, new windows were added, and much of the interior was taken down to the studs.
The outdoor area was also revamped with new pavers, a stage and an outdoor bar, while ownership also looked at ways to utilize the building’s upstairs space.
Now, a little more than a year after The Rook opened its doors in Wildwood, the entire operation has been placed on the market.
According to the commercial listing, the property is being marketed as a “turnkey opportunity” and includes much more than just the building.
The $3,999,900 asking price includes the real estate, operating business, restaurant and bar equipment, and liquor license.
The listing also highlights the full outdoor bar, flexible upstairs space and a dedicated parking lot located across the street at 201 E. Poplar Avenue.
Property information attached to the listing describes the site as approximately 5,400 square feet on a 60-by-90-foot corner lot.
While seeing a restaurant listed for sale can immediately lead to questions about its future, ownership tells the Wildwood Video Archive that this does not mean The Rook is closing.
We reached out directly to The Rook after learning about the listing, and ownership told us:
“The Wildwood location only is being put up for sale. Not Manayunk.
“We’re just testing the market but it is business as usual for us and we will be open in the Fall.”
So, for now, The Rook Wildwood remains open for business.
Instead, ownership appears to be testing what kind of interest the newly renovated restaurant, liquor license, business and real estate could generate on the market.
It will certainly be an interesting property to watch, especially considering how much work went into transforming the former Goodnight Irene’s into what The Rook is today.
