Wildwood Approves Waterfront Marina Bar Condo Project
Wildwood is no stranger to development on the island. Over the past few years, the city has seen a surge in residential development, with some new construction selling for well over a million dollars. However, the city’s bayside has remained largely untouched and underdeveloped until now.
On Monday, May 1st the city held their monthly Planning and Zoning Board meeting. During that meeting, a new application was discussed. This application is looking to redevelop the back-bay waterfront in Wildwood.
The application went on to say “that the undersigned has filed an application with the Planning/Zoning Board of the City of Wildwood for approval for preliminary and/or final site plan approval, preliminary subdivision approval to divide the properties into three conforming lots, and to develop the properties with a 16-unit residential condominium building on the east proposed lot, pavilion bar and parking area on the center proposed lot, and marina with a ship’s store and manager’s residence on the westerly proposed lot.”

This un-named project was unanimously passed according to Phil Swetsky, who is the Vice-Chair of the Zoning & Planning Board. He posted the blueprints of the project showing the location and build-out.
According to his blueprint we can see that this new project will mostly be built out over vacant land just South of Burke and Niagara Ave. (704-06 West Burk Avenue)
In simple terms, this will be located just East of the world-famous Wharf, located at 708 Burke Ave.
There isn’t much information out there on the project just yet, but this is what we know.
The upcoming project will showcase a marina with 54 slips, along with a charming tiki bar. It will also include 14 temporary slips for visitors and a pedestrian pathway that will maintain unobstructed space for public use.
Since this is an ideal spot to watch sunsets, the city wanted to be sure that there would be public access for all.
The walkway will start over on Andrews Avenue before winding West past Niagara Avenue and ending at the docs which will be located in the parking lot of the Wharf.
Just East of the project will sit the 40-foot, 16-unit condominium building.

The development is a welcome addition to Ottens Harbor, a once-thriving commercial fleet of boats and commercial property that has sat largely vacant and underutilized for the past three decades.
Once completed, the project will set a new standard for future waterfront development in an already thriving area.
Swetsky added that Wildwood’s Backbay sometimes takes a backseat to our boardwalk, and beaches but Wildwood’s Dockside restaurants are great examples of the uniqueness that Wildwood offers.
There is no information at this time on when this project will start. From satellite images, it looks like a new bulkhead will be built out first and add in filler dirt to make the area stable enough to hold the parking lot and other features.
This is a great project that will help keep the wildwoods moving forward.
