For many years we have had people ask us, “what’s going on with the 3000 block of the Wildwoods Boardwalk.”
This is the block that contains It’s Sugar, Little Angelo’s Pizza, and the Great American Lobster Roll.
What always made people question what was going on were the semi-abandoned apartments that were above.
All the way back in 2008, these apartments/motel rooms were going through a full refurbishment. Unfortunately, the market turned and they lost funding mid-renovation.
At that time they had completely gutted the inside of the building and had painted the building a bright yellow.
In 2020, a massive storm caused a leak in the roof which flooded the shops below. This is what It’s Sugar closed early that August. The roof was replaced before the end of the Fall.
Now this entire block is up for sale.
The listing goes on to say;
“The Existing 3 Story Structure With 15,000 SF Floor Plates is Located in the BA – Boardwalk Amusement Zoning, Which Allows For Maximum Flexibility in Use, Including Retail and Hotels Up To 6 Stories. The Existing Retail Tenants Generate Almost $450,000 in Gross Revenue, Making the Property an Excellent Covered Land Play While Redevelopment Plans are Approved”
The listing doesn’t show any photos of the inside but does go on to say that the second and third floors remain in shell condition.
There aren’t too many hotels/motels that are right on the boardwalk. Currently only Montego Bay, Shore Hotel, Ocean Towers, and a few others have that view.
Stay tuned as we give you updates on whether this property sells or what will become of it.
Interestingly, the listing gives the expiration dates for some of the tenants on that block. It mentions that Its Sugar will be on the boardwalk until 2026.
