MASSIVE High-Rise Building Proposed In North Wildwood
Well this one surely came out of left field.
While viewing the public notices from this past weekend, one of the notices really stood out!
MASSIVE High-Rise Building Proposed In North Wildwood
According to the public notice, which was posted on Saturday April 10th, a new mixed-use commercial, condominium residential and condominium/hotel high-rise building is being planned in North Wildwood.
The notice goes on to say;
“the Undersigned has applied to the Planning Board of the City of North Wildwood for preliminary site plan approval to permit the construction of a mixed-use commercial, condominium residential and condominium/hotel high-rise building together with variance relief for any necessary variances including a variance to allow the second floor of 12th floor penthouse apartments to be constructed above the twelfth floor and a variance for a roof top spire and an aviation warning light 10 feet above the 230 foot maximum height for the property”
That’s a lot to take in so let’s break it down.
First, one would note that this location is the empty parking lot next to the Marina Bay Towers. This lot has, as far as I can see, always been empty.
There is a BIG back story to this so bare with me.
For almost fifteen years the owner of Marina Bay Towers had been in litigation with the city of North Wildwood due to the building’s poor conditions. This building was built like lego blocks. Parts were fabricated off-site and slid into place.
The Marina Bay Towers were built to be a senior affordable housing project with 143 units. This project, as you can see while looking into the lobby windows, was never fully completed.
Over time many of the renters complained about the poor conditions, including some of my friends in the building.
The city started going after the owner to get the issues rectified.
On April 13th 2020, just over a year ago, the city and Marina Bay owners finally settled their issues.
The final decision was made that the owners would have to renovate the Marina Bay Towers and keep 105 affordable units for senior citizens and then they could sell the rest at market rate.
If the owners could rectify the issues then they would be allowed to build a new high rise and increase the units in the towers to 166 (by adding an 8th floor).
Jump forward one year and see not only see a public notice for the new high rise but also a public notice for renovations on the Marina Bay Towers.
That public notice goes on to say;
“The Undersigned has applied to the Planning Board of the City of North Wildwood for preliminary and final site plan approval to permit (1) the renovation of the existing mixed-use condo-minium complex at the corner of New York and 7th Avenues to add an eighth floor and to increase the total number of apartments from 143 to 166”
On top of this the notice states that the owners plan to renovate and expand on the boathouse, lighthouse/Guardhouse building, restaurant and marina club.
There is a Public Hearing scheduled about this project on April 21, 2021 at 6:30 pm in the Council Chamber of City Hall, 901 Atlantic Avenue in North Wildwood.
